Lake Forest is where ProHome lives. Our office is on Commercentre Drive, we pull permits at Lake Forest City Hall, and the city's housing stock is the work we know best. Most of central Lake Forest went up in the 1970s and 1980s, back when the area was still called El Toro. The classic Lake Forest remodel starts with the kitchen. The 1970s floor plans boxed the kitchen off from the family room, so the single highest-impact change is opening that wall, adding an island, and letting the main floor live the way families actually live now. Original bathrooms are usually next: builder-grade tubs, dated tile, and vanities that have been limping along since the Reagan administration. And because we are opening walls anyway, we check the plumbing, electrical, and insulation while everything is accessible, so problems get fixed during the remodel instead of surfacing after it.
Any remodel that touches walls, plumbing, gas, or electrical needs a permit from the City of Lake Forest Building Division. We handle that entire process: drawings, submittal, corrections, and inspections. Because we are local and submit here regularly, we know what the city wants to see the first time, which is the difference between a permit in weeks and a permit in months.
Many Lake Forest communities also require HOA architectural approval before exterior or structural work, including the Sun and Sail Club neighborhoods, Baker Ranch, Portola Hills, and Serrano Park. We prepare the full submittal packet ourselves: scaled drawings, material specifications, and the cover letter, and we respond to whatever conditions the architectural committee sets.
